Industry for rent in Bellinzona District - 1 Results

Industrial sites often have to meet technical requirements that do not apply to standard commercial premises. You should therefore clarify at an early stage what your business needs:

• Zone and use: Not every zone permits every type of activity. The article Industrial Zone vs. Commercial Zone highlights the differences.
• Structural features: Ceiling height, floor load-bearing capacity and space for machinery or shelving.
• Deliveries: Access for lorries, a loading bay and sufficient manoeuvring space.
• Technical facilities: Electricity supply, ventilation and water. The article on ventilation requirements for commercial premises summarises the relevant regulations.
• Safety: Fire safety and other requirements. The article on fire safety regulations for commercial properties provides an overview.

Also allow for future growth. A location that is just right today may become too small in a few years’ time.

The article on service charges for commercial properties explains how the running costs are made up.

The range of industrial sites on offer is constantly changing. If there isn’t anything suitable at the moment, you can often continue your search by making a few adjustments:

• Extend the search radius or select a neighbouring town. Further down, you’ll find links to industrial sites in the surrounding area.
• Be a little more flexible with the site size or price. Often, the right property is just outside the filters.
• Check related properties such as production premises, storage spaces or commercial premises. Depending on your business, one of these will often suffice.
• Check back in a few days. New listings are added regularly.

If a site is almost suitable but is zoned for a different use, a change of use may be required. The article on planning permission for changes of use explains what applies in such cases.

Get in touch even if a listing isn’t quite right. It’s often possible to discuss the space, fit-out or start date with the landlords.
